Overview

There is a large amount of information associated with real estate listings. Our listing pages are designed to provide you with the most important listing information, in as easily digestible form as is possible. We present information in a logical manner and do not clutter listing pages with unnecessary information or advertisements. We also present an easy means to ask questions about specific listings, schedule showings and more.

Following is a review of the three main sections of these pages; Basics, Details, and Destinations, Distances & ETAs. Where deemed potentially beneficial to you we have added important information, advice or otherwise. Please note, the example listing we are using for reference is a previously sold home of one of our clients. Also, the images provided are of this listing page as viewed on a larger screen. Mobile screens in portrait view will differ, but the data is the same.

Our Icon Row

Atop every listing page is this row of icons. Each of these are clickable, allowing quick means to:

Love or Like any listing of interest to you. All Loved and Liked listings are automatically saved to your My Saved Listings page.

For Your Consideration, the grey lightbulb icon, is our proprietary means to notify you of listings that we believe might match well with your wants, needs and price range. If we mark a listing for your consideration the lightbulb will be lit. These are also saved to your For Your Consideration page. From here, you can choose to ignore, Love or Like them.

Questions brings up our Message Us form. This provides a fast and easy way to ask any questions at all concerning the listing or otherwise. Ask away and we will get back to you in short order.

Schedule will bring up a popup form allowing you to choose a date and time to see the listing with us. Please know that a Buyer Broker agreement must be signed before seeing property together. We will need to speak directly before any showings are formally scheduled. Also, please know that most listings require adequate notice to schedule and receive showing approval from the seller. Leaving showing requests to the last minute is never a good idea. As soon as you know you want to see listings with us, please let us know ASAP.

Share the listing with others via Facebook, X (Twitter), LinkedIn and other social sites. You can also email or text the listing directly to family and/or friends. And you can print the listing should you care to.

Basics

The Basics section is the top section of the page.

Photos

These are the photos that the listing agent or an associate thereof uploaded. Ideally, these represent the property well, but there are in fact many instances when they do not. Perspective can be an issue because photography is often done with wide angle camera lenses. This is not typically done to “fool you” into believing a room is larger than it is, but to be able to get as much of a room within view via a photograph. Ideally, the photos will be taken and presented in logical way, so you can make some sense of the floor plan. Often, they are not. While photos certainly aid an online overview of a property, nothing takes the place of seeing a listing in person.

Photos can be clicked on to enlarge them and you can scroll forward or back using the arrows presented.

Virtual Tour

To the right of the photos section, you might see Virtual Tour. If a “virtual tour” exists, this is a link to it. Simply click on this and a new browser tab will open that has the tour. If no tour is uploaded to the MLS, you will not see Virtual Tour here. Please know that there are different styles of tours. Some are simply photos put to music; others are video run-throughs; and there are “3D” floor plan depictions on others still. Considering that most listings are not accompanied by a floor plan, well executed tours might help you make sense of the layout. Of course, you can always contact us if you can’t make sense of the photos and/or virtual tour. We know many floor plans and how to decipher those we are unfamiliar with.

Address

Should you be searching in multiple cities a quick glance here will let you know what city the listing is within.

Price

This is the current asking price.

There are many tools available to the public to examine pricing. Some sites offer their take on the actual value of a home. Others offer examinations of what they determine to be comparable sold properties to put an asking price in perspective. Please know that no tool offered on any website will better an experienced, local real estate agent in helping you determine the current fair market value of a home. Please, do not rely on websites for the fair market value of a home. It was not long ago that one of the largest real estate sites in the world admitted that their “guesstimates” were just that. These are marketing tools, not tools to rely on in any sense whatsoever.

All For Sale listings will have the asking price in green. Should you have used our Advanced Naples Real Estate Search to search Pending and/or Sold listings you will find that we use orange and red respectively for these. This helps to quickly identify homes by status.

Status

Status is either For Sale, Pending or Sold. These are also color-coded.

Please know that most Pending sales move to Sold status. While purchase agreements can fall apart, and listings move from Pending back to For Sale, it is far from the norm.

Type

The type of listing will be either Resale Property or New Construction. New Construction can either be brand New Construction, Pre-Construction or Under Construction. These designate different stages of a new building being built. New generally means that the building has not yet been designed fully. A buyer can customize the home within the boundaries of builder options. Pre-Construction usually means that some design choices have already been made and cannot be changed due to restrictions in re-permitting, building materials are already purchased or otherwise. Under Construction typically means that the building is being built and there will likely be very few, if any changes possible.

Days on Site

Our MLS provides us with “days on market” and “cumulative days on market.” We know these as DOM and CDOM. We are not allowed to display the actual date a listing went up for sale. MLS rules state that we can only provide “days on site.” Please know, should we work together we will examine the full history of any listing you are considering putting an offer in on. While some real estate sites provide a bit more historical insight, nothing beats our direct MLS access, including the confidential information only available to real estate agents with access.

Listing ID

This is provided simply as a quick reference point. Should you engage us for any assistance at all, you can provide this number to us or the property address and we will have what we need to examine the listing on your behalf.

Closed Date

If you are viewing Sold listings the date the sale closed will be present here.

Beds, Baths, Square Feet & Built

Self-explanatory

Furnished Status

Furnished Status will be:

Turnkey – All items in the home convey with this purchase. This includes not only furniture, but accessories like lamps and artwork. It also includes what is in the kitchen cabinets, linen closets and more. The Seller is essentially walking away with their clothes and other personal and/or sentimental belongings.

Furnished – All furniture in the home conveys with the purchase.

Partially Furnished – Some portion of the furniture conveys with this purchase.

Negotiable – The Seller is open to consider leaving furniture as part of the “right” purchase price. Buyer and Seller may also agree to a separate personal property purchase agreement. (This might be required should you be using traditional financing to purchase the property.)

Unfurnished – No furniture is included.

Please note that in all instances, with the exception of Unfurnished, inventory lists must be created and agreed upon by both parties. A purchase agreement addendum is usually the best course in handling any conveyance of personal property. Additionally, know that there are other important considerations related to personal property. Some of which is covered in the Purchasing Real Estate chapter of our Naples Buyer’s Guide.

Details

Primary Information Blocks

Next on our novel Listing Pages are 3 “blocks” of essential information.

Important financial data is covered in the first block. This includes annual and one-time fees, the most recent property taxes on record and the list price/sq. ft. It is very important to know that the property tax amount associated with any listing is not the amount you will pay in property taxes. What you will pay will differ. There are a number of things that impact property taxes. We encourage you to review the Financial Considerations chapter of our Naples Buyer’s Guide for more on this topic.

The middle block contains the Community; the name of the community the listing resides within. Every community name can be clicked on. This will take you to the Community Page; 1 of over 600 dedicated pages for each and every community in Naples. Subdivision/Building Name will appear if the listing is within a subdivision or named residential building within the community. These are also clickable. In addition to our community pages we have individual pages for approx. 1,300 subdivisions and named residential buildings.

Ownership is atop the third block. This clarifies an important legal detail that will determine how the property must be insured, as well as inform miscellaneous requirements of a sound purchase offer. One example would be an Attached Villa; attached to another unit, but legally a Single Family Home.

Building Style and Floor Plan provide additional details concerning the building that can help you to quickly assess suitability for you.

Lot/Land tells you the size of the lot the property resides upon, as well as any relevant specifics related to the lot. Is the lot on a golf course? A cul-de-sac? Is it a “normal” lot or considered irregular in some way? These details will be listed here.

Categorized Data Tabs

Following the 3 Primary Information Blocks are 7 categorized “tabs” containing additional listing details. All tabs can be opened and closed via the + / – icons at the right side of each tab. The first tab, Property Description, is open upon page visit. All others are closed until clicked. This keeps the large amount of listing details from becoming overwhelming upon first page view. We believe these make the data a bit easier to digest. You can open the tabs containing the specific information you are interested in while all others remain closed. If some information is of no interest at all, you never have to view it.

Property Description is the description of the listing as written by the listing agent, an associative thereof or possibly AI (artificial intelligence.)

Parking, Pool, View provides details concerning these important details. Parking will describe the number of garage spaces, the kind of garage (attached or detached), parking spaces if in a common condominium garage or otherwise. Pool states whether or not there is a private pool and/or spa, a community pool and/or spa, as well as specifics related to them; above/below ground, heated, etc. View states what the rear of the property faces/what you look at outside the rear property doors and windows. It also states the rear exposure or rear facing of the home. This is an important consideration in relationship to movement of the sun throughout the day.

Interior, Exterior & Building Features really gets into the finer details of a listing. There are 6 blocks within this tab providing listing details on everything from available appliances, flooring, type of building construction, storm protection and much more.

Amenities & Maintenance lists every community amenity available to you should you purchase the property. It also lists all “maintenance” items included; water, trash removal, landscaping, professional property management and/or otherwise. Amenities & Maintenance tells you specifically what you are paying for via the HOA and/or Condo fees you will be on the hook to pay one-time or on an annual basis.

Waterfront & Boating gets into listing information concerning “waterfront” properties. This could mean beach or bay facing properties. It could also mean a listing on a pond, lake, canal or otherwise. Please know that not all properties on waterfront will have access to the Gulf of Mexico. Listings that are on small retention ponds will often be marked as “waterfront” properties. Should a listing be on waterfront suitable for boating relevant details should be provided; dock details, canal width, etc.

Pets, Leasing & Restrictions provides details concerning the pet policy of the building or community. It also lets you know whether or not the property can be leased, for how long and how frequently. Restrictions will let you know whether or not motorcycles are allowed in the community, there are limitations on what can be done to a property, etc. These are all related HOA and/or Condominium Association bylaws, rules and regulations, etc.

Schools will list the specific schools – Elementary, Middle, High – associated with the listing location.

Our proprietary listing pages are aimed at providing you with the most information available on any listing within a format that is easy to navigate and read. We hope the design of these pages helps you find the listing information that is important to you.

Please keep in mind that listing data is only as good as that which the listing agent, or an associate thereof, has input into the MLS. Additionally, please know that available listing data will vary. Some listings will be chock-full with information. Some will not.
