A Buyer’s Representative or Buyer’s Agent is a licensed real estate professional who represents the buyer during the real estate buying process.

Within the State of Florida, buyers and real estate agents must work with one another under contract and via one of three legal relationships that are defined by statute. These two most used are Single Agent and Transaction Broker relationships respectively. Simply, your real estate agent will either represent your best interests only, having a fiduciary responsibility to you, or they will “represent” the transaction, serving your interests in highly limited fashion. The benefits of Single Agent representation to any buyer are numerous and strong.

Buyer Representation

No. This stated, our fee is often paid either in part or full by the seller.

As of August 17, 2024, buyers must enter into legally binding agreements with their real estate agent. This agreement outlines the services the buyer’s agent will perform and what they will be compensated. Should a seller not agree to pay our fee in full, the buyer is responsible for the difference. It is listed as a debit on the closing statement and paid at the closing. Please see Buyer Representation for more on this important topic.

Additionally, please know that most brokerages charge a fee to both sellers and buyers with transactions through them. These are typically listed as “administrative” or “records keeping” fees and are presented via required paperwork from the hired brokerage/agent. We have seen these fees from $195 – $1,095 and most buyers do indeed end up incurring this cost. It is also listed as a debit and paid at the closing. Our brokerage, Premiere Plus Realty, Co., has a similar fee. We pay this fee on your behalf should we represent you.

We do not handle rentals.

Please know that somewhere between many to most landlords do not have exclusive agreements with rental agencies. In fact, there are not many rental agencies in the area. It’s a tough business and the better agents that handle rentals will typically only be interested in working with parties at the high end of the rent/month scale. It’s unfortunate, but it is what it is. So how do you find a rental?

There are a small number of agencies you can contact, but most are going to be left to search for rentals online. With the advent of the online marketplace many landlords now advertise rentals via the internet. Chances are you will need to explore the online rental portals that they advertise on. If you want to rent you will also need to secure a rental well before “season” here. The rental market in SW Florida is always very, very strong. Many secure a rental a year in advance of their stay. Do not wait. Secure a rental now if you want to rent.
