Our Advanced Naples Real Estate Search is the proprietary search tool we offer allowing you to search for real estate listings; create custom searches based on your unique interests, needs and price target; save “loved” or “liked” listings; get automatic email notifications for search updates and more. It is also our exclusive listing pages, covered separately here. We provide listings within all of Collier County, as well as Lee County in the great State of Florida. This stated, as this search name implies our primary focus is on Naples, FL real estate. To this end, we have advanced features that allow conducting real estate searches based on our 9 defined areas of Naples, the proximity of listings to top Naples destinations and much, much more. This search tool is advanced in many ways that should be beneficial to you. It was designed to be used alongside our Naples Buyer’s Guide. Together, we believe that you will be armed with the very best information available aimed at aiding the online phase of your Naples, FL real estate search.

Below, please find an overview of our Advanced Naples Real Estate Search. But before we get into this, let’s review details that are important to know and you might find interesting concerning listing data overall.

The MLS

MLS is the abbreviation for “multiple listing service.” An MLS is a database repository for real estate listing data. It is also the technologies used to input and serve the data to authorized parties that pay for access and/or use. Real estate agents and brokerages pay for access and input rights. Real estate websites pay for listing data use. There has been considerable consolidation of MLSs over the past couple of decades, but hundreds of MLSs remain around the country; about 800 at last check. Our listing data ultimately comes from the 3 primary MLSs that are used throughout the Naples area.

Our use of the MLS involves database replication. This is how the vast majority of real estate websites, including the largest national sites, use and provide MLS data to site visitors. We get the data, store it, conduct accuracy checks, update it with new data, etc. Every individual MLS listing contains hundreds of data points; photos, descriptions, number of bedrooms, location data, etc. Whether you search listings on large national sites, regional or local, the specific listing data that sites are required to display is supposed to match across all sites. “Listing A” on one site should have the same exact required listing data as the same “Listing A” on any other. You might be asking, “why use any particular site when they all have the same required listing data?”

As alluded to, any party that is approved to use MLS data on their site must follow very strict rules in how it is used. Certain information must be provided to site visitors, some data is optional to display, and there is also information that must be withheld; reserved only for licensed real estate agents with MLS access. Beyond these rules for MLS use, real estate sites have quite a bit of flexibility in how they allow site users to search for listings, how the listings are displayed and what optional data is provided. And this is where the rubber meets the road.

Most real estate sites pay companies that specialize in providing them with MLS data, the ability to search for listings and the display of them. These companies offer what are essentially website templates. If sites want to make any changes, providing unique features deemed of benefit to site users they must pay for site customization. And there are considerable limitations on what they can or will customize. We did not want to get caught up paying a company that we would have to rely on to provide highly limited customizations benefiting our site users. So we decided to create our own fully custom real estate site from the ground up. This allows us to do what we want to do. And this means that we can provide you with what we believe are superior Naples, FL real estate search tools.

Quality of Listing Data

The advanced technology we use to get MLS data and provide it to you implements various data checks every 10 minutes to ensure our data matches the MLS. Said another way, the search results you see on this site are updated every 10 minutes. If a new listing comes onto the market, a price change made, a home is sold, etc., it will be on Naples Abodes within 10 minutes; the most frequent updates that we are aware of. This said, listing data should not only match the MLS, but the accuracy of the listing data itself must also be considered.

The most important thing to know about listing data is that it must be verified. Considering that most listing data is input into the MLS by the seller’s agent, or an associate thereof, human error is possible. There can be incorrect information associated with listings. Additionally, it is important to understand where some data comes from. It can be from the Seller, their agent, the county or otherwise. As an example, the square footage of a home might be via a brochure the builder provided, architectural plans, a floor plan service, property appraisers office, measured by Seller, etc. As you can imagine, the source of data can meaningfully impact the accuracy of it. User Interface

Below is an image of the desktop version of our Advanced Naples Real Estate Search user interface. Due to the smaller screen size of mobile devices you will see a different layout should you be using your phone to search. The search options are the same across all devices. This said, in consideration of the amount of data on our site pages we always recommend using a device with a large screen. If you are on a mobile device, you might consider flipping it to a landscape view.

Green Buttons

Each of the green buttons in the top row represent search options. The primary categories are presented by name. Additional, more detailed search options are accessed via the “+” and “++” buttons. (Please see below for much more on your search options.)

Simply click any button to open a search option. As soon as you make choices our search will begin filtering listings that match your selections. To close an options box you can click the button again or Close at the bottom of the open options box.

Search Results

This shows you the number of listings matching your chosen search criteria. The more specific you are with your search criteria, the fewer the matching listings. If you happen to get really granular or are searching for properties that do not exist in the area – $500k homes on the beach do not exist here – the search results will be zero. Our suggestion is to start a bit broad and go from there.

Updated

This shows you the specific date and time that we last checked our database for accuracy and made any required changes from the MLS.

Filters

Filters indicates the number of filters that have been applied to the current search. A click on this button will reveal a consolidated list of all. This makes a review of all current search criteria very easy. You can quickly reference the search filters you have applied that have produced the listing results you are currently viewing.

If you would like to remove any specific criteria from your search you can click the “X” and that specific criteria will be removed from the search. The example above shows our default search. It includes all For Sale properties in Naples specifically. These are the two search criteria applied every time you visit this page or press Reset Search.

Reset Search

Should you like to begin anew, please click Reset. This will remove any search criteria choices that you have made and reload our default search of Naples, For Sale listings. Should you not want to filter for listings in Naples only, please click Filters and then the “X,” as described above. This will result in the search showing you every For Sale listing within our database. If you do not want to search actively For Sale listings only you can also remove this criteria from the default search. This will result in showing you every listing in our database whether For Sale, Pending or Sold.

Save Search

Once you set search criteria you are satisfied with you can save the search. This will allow you to come back to it as often as you’d like, as well as edit it if necessary. Furthermore, saving searches enables automatic updates to your searches via email. There is more on this topic in our Your Account post. You can save as many custom searches as you would like to. Each is saved to your My Custom Searches page.

Days on Site – Price – Square Feet – Year Built

This is our sort engine. Clicking on any option here will sort the search results. Each click will toggle between an ascending sort and a descending sort. The default sort is ascending Days on Site; the most recent listings show first.

Grid / Map Option

Our Grid view (below) is the default arrangement and shows listings via “cards” you can peruse. These have limited information, but are adequate for broad overviews of listings. You can save any listing to My Saved Listings directly from the listing cards by clicking the Love or Like icon options. You can click anywhere else on the card to go to the full listing page showing all available listing details.

The Map view (below) allows you to search for and see listings via a local map. This can be handy to visualize the locations of homes that are available based upon your search criteria. For many site users our Location and Proximity search filters eliminate the need to use a map to search, but many others still like this option and it can be beneficial for certain.

Search Options

Following, please find brief descriptions of each search option available to you. Please keep in mind that all listing information must be verified.

City

We provide listings throughout all of Collier County and Lee County. While this site is focused on Naples real estate, we have helped many buyers buy in other areas of Collier County, as well as Lee County. If you had been targeting Naples for a potential purchase, but are not finding listings of potential interest and are considering areas outside of Naples, let’s talk. Type

Property types, as well as the current status of listings are covered here.

Houses filters all freestanding single family homes, as well as what we refer to as Detached Villas. Detached Villas are usually one story, freestanding properties that have an exterior lanai (patio) and a front garden or terrace. They are often particularly close to neighboring homes and frequently include pool maintenance in the HOA fees, should there be a private pool. There are not many Detached Villas in Naples. Considering that they are in fact freestanding single family homes we think it is appropriate to also define these as Houses.

Condominiums can be searched in total or by any of the three subcategories listed. These are based on the number of stories of the building. While Low Rise condos are defined as 1 – 3 stories, the vast majority here are 2. We commonly refer to these as coach homes. There are many such properties in the area. (Please note, elevators are fairly uncommon in lower priced 2 story buildings. If you live on the 2nd floor, you will have to climb stairs.) Mid Rises are somewhat low in numbers here, but they do exist. High Rises in the area are typically on or nearest to beaches. (They also often have higher maintenance fees than other condo buildings.)

Attached Villas are usually single story buildings that have two units, side-by-side, sharing one common wall. Many will refer to these as Twin Villas, Duplexes or Duets. These are often a good second option should you desire a House, but can’t locate one meeting your interests, needs, and in particular, price target within a community of interest that offers both.

Townhouses are properties that have 2 story floor plans and are attached to others. There are usually 4 – 10 properties per building. There are not many Townhouses in Naples as compared to other property type options.

Listing Status of For Sale is the most common search, but we also offer Pending and Sold search capabilities for research purposes.

Foreclosures are bank-owned properties. The homeowner either abandoned the home or voluntarily deeded it to the bank.

Short Sales are purchases in which the lender, or lenders, agree to accept less than the mortgage amount owed by the homeowner. The net proceeds of the sale are not enough to cover the sellers’ mortgage, as well as closing costs. Many sellers are already in default on their mortgage. A short sale typically occurs before a foreclosure and can be very challenging to purchase.

Price

The current asking price for the property.

Location

This is one of our very unique search tools allowing you to isolate listings by any of the 9 specific locations of Naples. For in-depth details on these, please read the Locations chapter of our Naples Buyer’s Guide.

Proximity

This is another search that is proprietary to us. The 3 locations you can search in proximity to – Airport (RSW), Beach and Downtown Naples – are often the most important to buyers. Please note that Naples has many, many points of access to beaches. To be clear, all proximities are “less than,” meaning a listing could be much closer to a destination than your chosen search option. “< 1/2 mile” could be on the beach.

Fees

Fees primarily refers to Condominium and/or HOA (Homeowners Association) fees, but can also include onsite private club fees, application fees and more. Many sites make finding information about fees difficult. Considering how important fees are to most buyers, we put this search option front and center.

Annual Fees are just that. This is the amount you will have to pay on an annual basis should you purchase the property. Please note, annual fees generally head in one direction over time… up. If annual carrying costs are particularly important to you this is something to keep in mind.

One-Time Fees are collected at/as part of the closing. These typically cover purchase application fees, transfer fees, capital contribution fees, private club initiation fees or otherwise should they exist.

Please note, in some of our higher end communities there are fees associated with purchasing that are not currently available in public-facing MLS data. As an example, one of our highest end communities requires 0.33% of the purchase price due at closing. Should we work together and you are interested in any community that has such fees we will discuss at the appropriate time.

Why so many fees? What do you get for your money? Is it all worth it? How about listings/communities with no fees? Please reference the Financial Considerations chapter of our Naples Buyer’s Guide for very important details about fees, taxes, closing costs and more.

Additionally, please know that you can utilize our one-of-a-kind Naples Communities Search to isolate communities by the fees they charge, as well as filter communities by other important search criteria.

Size

This is the “under air” square footage of the property; air conditioned space. Garages, lanais, covered entryways and more are usually not included. Please note, where this calculation comes from – who provided it and how it was measured – can matter a great deal. This is especially important considering that many use price/sq. ft. to assess the value proposition of a listing and determine a potential offer.

Beds

The number of bedrooms in the property. Please know that rooms defined as an office, studio, den and/or flex space might be more than adequate to serve as a needed bedroom on a full time or part time basis. Bedrooms are typically defined as having a closet. Armoires and otherwise can suffice for many, as can Murphy Beds. If you require 3 Beds, but are not locating anything of interest, you might consider perusing 2 Beds listings.

Baths

Full Baths have a sink, toilet, shower and/or tub.

Half Baths have a sink and toilet. These are also known as Powder Rooms.

This search box (image below) allows you to begin assigning more detailed search filters.

The Type Any Address, City, ZIP Code, etc., text box provides a quick means to input any known address, listing ID, ZIP, etc. that you might want to search by.

Parking Spaces are garage spaces in properties that have either attached or detached garages, assigned parking spaces in commonplace condominium garages and/or otherwise. Our listing pages present all relevant details per listing.

Year Built represents the year the property was built. Please note, while there are certain advantages to newer builds, including brand new construction, there are distinct advantages to older homes too. Furthermore, each type has potential disadvantages. Please find more on this topic in the Real Estate chapter of our Naples Buyers Guide.

Acres represents the size of the lot the property has been built on. Most listings in the area are on very small pieces of land. Unless you have a specific requirement for a particular size lot, we suggest leaving this search filter set to “Any.”

Property Options

Private Pool, Private Spa and Outdoor Kitchen are popular items many Naples homebuyers would like. Many Houses and some Attached Villas will have these. Please note that there are financial considerations in pool ownership. Please see the Financial Considerations chapter of our Naples Buyer’s Guide for more.

Most condominiums will have community pools.

Single Story Only is a good search filter if you are looking for a House and 1 story is desirable or required. This stated, please know that many 2 story properties have the Master Bedroom on the 1st floor. So, 2 stories still work for many that don’t want to climb stairs. Guest bedrooms often occupy the 2nd floor of Houses.

Gas Available refers to natural gas or, on a more limited basis, propane gas availability in the property. Gas is typically used for kitchen appliances, clothes dryers, pool heaters and water heaters. These vary by property. Please know that gas in any form is fairly uncommon. Most properties use electricity for all.

Pets Allowed will filter all listings that are noted as having No Approval Needed, With Approval or Limits concerning pets. Limits can refer to kind, number and weight. Many communities do not allow “aggressive” breeds. Please know that there are many, many condominiums that do not allow pets. All pet policies must be verified.

Impact Doors, Impact Windows and Generator are items associated with safety in storms and comfort during the aftermath should power be down. There are also significant property insurance, home efficiency and resale considerations related to these. Please know that all homes built approximately 2001 to present will have some form of storm protection. They had to be built with protection to comply with newer building codes. Newer build date properties will be more likely to have impact doors and windows.

Community Options

Gated Communities isolates all communities, subdivisions and/or buildings that have gated entryways. Gated communities come in many varieties. Please be certain to review the Communities chapter of our Naples Buyers Guide for more on this topic.

Community Pool will refer to a community pool located within the private club of the community and/or a condominium subdivision of the community. Many condominium subdivisions have their own private pools.

Fitness Center Onsite, Golf Onsite, Pickleball Onsite and Tennis Onsite are popular considerations for Naples homebuyers. If any are important to you, please use these to filter for listings within communities that have these amenities available.

Community allows you to search listings by community name.

Subdivision/Building Name allows you to search listings by subdivision/building name.

View refers to the view facing the rear of the property. The rear of properties are often used to enjoy the year round outdoor living available in sunny Naples, FL. It is where outdoor entertainment often occurs. The primary lanai (patio) of a property is usually located here, as well as pools, outdoor kitchens and otherwise. The rear view of a home is very important to most Naples homebuyers. Please know that should you seek a view of water, “view” can be subjective. Furthermore, what is typically defined as a “lake view” will often be that of a small retention pond.

Rear Exposure is the direction the rear of the home faces. This is important to many considering the location of the sun in relation to a rear lanai, pool, entertainment spot, place to take an afternoon nap and/or otherwise. Southern rear exposure is generally considered best for homes with pools because the pool will have sun hitting it throughout much of the day. There are a number of considerations here.

Golf Type allows you to filter listings based on the type of golf that is on offer within the community the listing resides within. Types of golf club memberships on offer include Equity, Non-Equity and Bundled. Bundled referring to some portion of golf fees being included in the HOA fees. There is also Public; a course available to the public within the community.

Miscellaneous is a catch-all for search filters we know some homebuyers might find particularly useful.

Interior Features lists every single MLS filter available related to interior items.

Exterior Features lists every single MLS filter available related to exterior items.

Amenities lists every available amenity that might be available within the community a listing resides within. If there is a specific amenity you want to be certain the community has on offer, you’ll be able to filter listings based on them here.

Maintenance lists all items that might be included as part of the fees that a Condo and/or HOA might charge. If you are looking for a condo that includes cable TV and water in the fees, you can filter listings for that here.

Pool Features details pool specifics. If you want a heated pool, that search filter appears here, as do others.

Appliances lists every single MLS filter available related to the appliances within a listing. If there is a must-have appliance for you, you can filter available listings with it here.

Roof allows you to isolate listings with certain roof types; shingle, tile, metal, etc.
