Overview

If you happen to have read the Our Story section of our About Us page you will know that this site was born out of customer feedback concerning their lackluster online Naples real estate search experiences using other sites. Furthermore, that we researched national, regional and local real estate websites before deciding to build the Naples Abodes site. One of the many issues we discovered while doing so was the lack of available online information about the vast number of named communities within Naples; over 500 at this stage, not counting the subdivisions and named residential buildings within many. You could search for homes on other sites and might see the names of the communities listings were within, but you would know nothing about them. Many sites provided no information on communities at all. And if they did provide community pages they would be limited in number and/or scope. They did not provide the information most wanted and/or needed to know in order to determine if a community might be a good fit. We knew that if we wanted to create the very best website for Naples, FL real estate we would need to have a page for every single community here. And it would need to have as relevant, up-to-date information as is possible about the community to provide information truly beneficial to our site users.

Following is a review of the 4 main sections of our novel community pages; Top Line, Financials, Destinations, Distances & ETAs, and All Currently Available Listings. For communities that have subdivisions or residential buildings within them there is a 6th section added. (See below for more.) Please note that the snapshot image examples we are using, that for the community named Lely Resort, provide community data that is now long dated. These images are for reference purposes only. (If interested, the current page for Lely Resort is here.) Additionally, the images provided are of this community page as viewed on a larger desktop computer screen. Mobile screens in portrait view will differ, but the data is the same.

Our Icon Row

Atop every community page is this row of icons. Each of these are clickable, allowing quick means to:

Love or Like any community of interest to you. All Loved and Liked communities are automatically saved to your My Saved Communities page.

For Your Consideration, the grey lightbulb icon, is our proprietary means to notify you of communities that we believe might match well with your wants, needs and price range. If we mark a community for your consideration the lightbulb will be lit. These are also saved to your For Your Consideration page. From here, you can choose to ignore, Love or Like them.

Questions brings up our Message Us form. This provides a fast and easy way to ask any questions at all concerning the community or otherwise. Ask away and we will get back to you in short order.

Schedule will bring up a popup form allowing you to choose a date and time to see the community with us. Please know that a Buyer Broker agreement must be signed before seeing communities together. We will need to speak directly before any community visits are formally scheduled. Also, please know that we require adequate notice to schedule community visits. Leaving visit requests to the last minute is never a good idea. As soon as you know you want to see a community with us, please let us know ASAP.

Share the community with others via Facebook, X (Twitter), LinkedIn and other social sites. You can also email or text the community directly to family and/or friends. And you can print the community should you care to.

The Top Line section of these pages references the first row of information containing 3 blocks of data; Fast Facts, Amenities and Listings.

Fast Facts

Fast Facts provides a community snapshot of essential information.

Location provides the specific Naples location the community is located within. Highly beneficial details about each of our 9 Naples locations are available in the Locations chapter of our Naples Buyer’s Guide. If you have not yet reviewed this, please do so at your convenience.

Community Type states the category or categories the community falls into; Beach, Boating, Gated, Golf and/or Resort.

Beach communities include real estate that is either walkable or a fairly quick bicycle ride to a beach. We understand that what is “walkable” or “fairly quick” is subjective. Generally speaking, these communities will have real estate that is less than approximately 1 mile from a beach.

Boating communities have real estate with direct access to Gulf of Mexico waters.

Gated refers to “master gated” communities. This means that there is a gate at the main entryway to the community. You must pass through a gate – manned or unmanned – to get into the community.

Please know that some communities will not be master gated, but some subdivisions, buildings and/or homes within the community will be gated.

Golf communities have a golf course within the boundaries of the community. The type of golf membership(s) on offer are highlighted in the Amenities block.

Resort communities have adequate amenities, clubhouse, social activities, etc., to warrant this designation. Resort-style communities offer a particular, active, community-based lifestyle, should you like to engage in it.

Building Types let’s you know all the building types that are available within the community. This can be beneficial to know should you have potential interest in different building type options. Also, some buyers prefer communities that have limited building options; communities with houses only or no condominiums have been requirements of some buyers we have represented.

Properties Built let’s you know the building date range of real estate within the community, and with this, the age of the community overall. Particular attention to the age of onsite amenities within older communities is important in evaluating communities to potentially buy within. Both older and newer communities have distinct advantages and disadvantages that we will certainly discuss should we visit communities together.

Pets Allowed states whether or not the community allows pets, does not allow pets or has policies that vary across subdivisions and/or specific residential buildings within the community.

Community Rating

This is our 5-star rating scale of the community in whole that is assigned by us. It is therefor our opinion and ours alone. Please know that these scores can in fact change over time as communities are upgraded or fall behind the times.

Amenities

Amenities states the Level of amenities, as well as all available amenities within the community.

Amenity Level is based on the number of amenities and quality of them. This will either be None, Low, Medium, High or Ultimate. The more amenities and services, likely the more resort-like lifestyle that will be available to you within the community.

Listings

Listings displays the number of currently available For Sale listings within the community, how many properties were sold over the past year, and the average days on market for each sold property. This provides a very quick snapshot of a few key listing data points.

Financials

Our second page section contains our Financials block and a chart showing Past 18 Months – Sold listings data.

Financials

This data block provides a snapshot view of relevant data as related to current pricing, fees and recent sales.

Current Pricing states the asking price range for currently available For Sale listings within the community.

Total Annual Fees and Total One-Time Fees provides the range of fees associated with currently For Sale listings and/or recently Sold listings. Different listings within a community can and do often have different fees. These might be based on different subdivisions or residential buildings, building types, the square footage of properties, required club memberships and/or otherwise.

Past 6 Months – Sold Range shows you the price range that homes have sold within over the past 6 months. This is beneficial as the most recent sales within a community are often used in the evaluation of listings when determining the current market value of them.

Past 6 Months – Sold Price /Sq. Ft. Range shows you the price range per square foot of property that buyers have paid over the past 6 months within the community.

Past 18 Months – Sold

This chart allows you to see sales within the community, month-to-month, over the past 18 months. It indicates the High, Low and Median sold price for each month. (Please scroll over the chart to see relevant information.) This provides an easy way to evaluate overall sales activity within a community, as well as spot potential trends in sold pricing. It will often show evidence of our seasonal sales cycle too.

Destinations, Distances & ETAs

Page section three is our proprietary Destinations, Distances & ETAs feature.

Destinations, Distances & ETAs uses state-of-the-art mapping to provide you with the specific location of the community in relationship to over 40 top local destinations. Please see more on this exclusive site feature here.

Subdivisions or Residential Buildings

Many communities have named subdivisions or residential buildings within them. This section will be present on the community page of all that do. The example below is for Lely Resort. It is abbreviated here. Lely Resort has 44 subdivisions. (It is one of the largest resort-style communities in Naples.)

You will note that the “cards” for subdivisions/residential buildings differ from their counterpart community cards. Their design is more basic and they contain less information overall. This design is meant to clearly differentiate these cards for a few reasons.

The idea here is that once a community of interest has been identified, the next step is to identify what subdivisions/residential buildings might be appropriate for you. You might decide that Lely Resort could be a great fit. You like the location, the amenities and what we had to say in our Quick Take feedback about it. Next, you need to determine what subdivision in Lely Resort has the building type, price range and fee structure that meets your needs.

All cards can be clicked to go to their respective full subdivision/residential building pages. These pages are pared-down versions of our full community pages. They provide limited, but essential data including currently available listings.

A-Z, Availability & Price

This is our sort engine for subdivisions/residential buildings. The default is A-Z; alphabetical order. There are also options to sort by the number of currently available For Sale listings or price range.

Building Type Filter

Next to our sort options are building type filters. All you have to do is choose the style of building you are interested only matching subdivisions/residential building will be displayed.

All Currently Available Properties

Next, we provide a culled down version of our Advanced Naples Real Estate Search widget to provide you with all currently available listings within the community.

Include Pending & Sold Listings

Should you be reviewing a community page with no listings currently for sale, please consider clicking “Include Pending & Sold listings.” This provides you an opportunity to see real estate within a community even if there is none for sale at the moment you are conducting your online community research. You will see recently sold homes at the price they sold at.

Refine Search

Refine Search pre-populates our Advanced Naples Real Estate Search with the community or subdivision/residential building you are reviewing. Say you really like what you see, but you want to set more specific search criteria to really hone in on what you are looking for. Just click Refine Search and add whatever additional criteria you would like. You will then have a custom search you can save that has a community or subdivision/residential building of interest, as well as building type, required fees and any/all other search criteria that is important to you.
